Ending a tenancy the right way

A safe, step-by-step path from notice to (if needed) an LTB order.

General information, not legal advice. Ontario rules and timelines change — always confirm the current forms and requirements with the Landlord and Tenant Board or a licensed paralegal before acting.

The safe path

  1. Identify the correct notice for your situation (see the overview).
  2. Serve it correctly and keep proof of service.
  3. Give the tenant the chance to comply where the notice allows it.
  4. If they don't, apply to the LTB with the matching application and attend the hearing.
  5. If the LTB orders eviction and the tenant still doesn't leave, only the Sheriff enforces it.

Never do this

Don't change the locks, remove belongings, or shut off utilities to force a tenant out — these are illegal in Ontario and can result in serious penalties. The LTB is the only legal route.
