The LTB & notices: an overview

How Ontario's notice forms (N-series) and the Landlord and Tenant Board fit together.

General information, not legal advice. Ontario rules and timelines change — always confirm the current forms and requirements with the Landlord and Tenant Board or a licensed paralegal before acting.

The big picture

In Ontario, ending or enforcing a tenancy almost always starts with serving the tenant the correct notice form (the "N" forms). If the tenant doesn't comply or move out, you apply to the Landlord and Tenant Board (LTB) using the matching application form, and a hearing is scheduled.

You cannot evict a tenant yourself — only the LTB can order an eviction, enforced by the Sheriff.

The common notices

  • N4 — non-payment of rent
  • N5 — damage, interference, or too many people
  • N6 / N7 — illegal act or serious safety issue
  • N8 — persistent late payment
  • N12 — landlord/buyer/family wants the unit
  • N13 — demolition, conversion, or major repairs

Where to get the forms

All official forms and the latest timelines are on the LTB site: tribunalsontario.ca/ltb. Always use the current official form.
