When to use it

An N13 is used to end a tenancy for demolition, conversion to non-residential use, or extensive repairs/renovations that require the unit to be empty (and a building permit). It needs 120 days' notice and compensation, and tenants often have a right of first refusal to return. Requirements are strict — review the LTB rules carefully.
