Getting started — your first listing

Your first listing takes a few minutes. Here's the listing creation form, step by step.

Address & property type

Start typing the address and pick it from the suggestions so the map pin lands exactly right. Choose the property type, beds, baths, and square footage.

Photos

Upload up to 30 photos (JPG or PNG, 10 MB each). Drag to reorder and set your best shot as the cover — it's the first thing tenants see. These same photos power your move-in inspection later.

Rent & terms

Set the monthly rent and whether last month's rent is required. EzyRent never collects a security deposit — Ontario's RTA only permits a last-month's-rent deposit.

Availability & showing notice

Add weekly availability windows so tenants can only book inside times that work for you, and set your minimum showing notice (e.g. 2 hours) so you're never blindsided.

AI description polish

Write a rough description and tap "Polish with AI" — it fixes typos and tightens the wording in your own voice, without inventing details.

QR code & free For Rent sign

Once published, EzyRent generates a QR code and a free printable For Rent sign that links straight to your listing.

    Listing created

    What happens

    You create a free listing on EzyRent — photos, details, availability windows, a QR code, and a free For Rent sign PDF generated automatically. Your listing goes live and appears on the EzyRent map.

    Add clear photos, set your rent and availability, and publish. Print the free For Rent sign and put it in the window.

    Tenants discover your unit on the public /rentals map and listing page — free to browse, no account required.

    Tenant finds your listing and pre-screens

    What happens

    Before a tenant can book a showing they must complete a pre-screening form: income, employment status, income range, number of occupants, pets, and move-in date. You see all of this before you approve anything.

    Wait for pre-screened requests to come in. Read the answers before deciding whether to spend time on a showing.

    What the tenant experiences

    The tenant fills out a short pre-screen form attached to the listing. No pre-screen, no showing.

    Every single feature in EzyRent exists because I lived the problem it solves. Pre-screening before a showing seems obvious — but no platform did it properly before this one.     You review and approve the showing

    What happens

    You review the pre-screening answers and approve or decline the showing request. If approved, the tenant receives a confirmation with the date, time, and property address.

    An approved tenant gets an instant confirmation email with the full showing details.

    "I'm on my way" confirmation

    What happens

    One hour before the showing, the tenant is prompted to click "I'm On My Way" and enter their ETA in minutes. You're notified immediately. If they don't confirm within 30 minutes of the showing time, it auto-cancels, both parties are notified, and a no-show is recorded against the tenant's email. Three no-shows = banned from the platform.

    You get the tenant's ETA on your phone — or an automatic cancellation if they go quiet. You never wait around at an empty unit again.

    The tenant taps a button to confirm they are coming and shares an ETA. Ghosting carries real consequences.

    I started in this business at 22 years old. After 23 years in real estate and property management I can tell you that the no-show problem costs Ontario landlords thousands of hours every year.     What happens

    If you like the tenant after the showing, invite them to complete a full Equifax credit check for $59.99. The tenant pays through the platform and the full credit report is delivered to your dashboard in minutes.

    The tenant pays securely and completes a verified Equifax check that stays valid for 90 days and can be reused for other landlords.

    Convert listing to e-lease

    What happens

    When you select your tenant, click Convert to Lease from My Listings. EzyRent pre-fills the Ontario Standard Lease with the listing address, rent amount, and tenant details automatically.

    Review the pre-filled lease, complete any remaining fields, and send for e-signature.

    What happens

Tenant screening guide

How to read a pre-screening response

  • Check that monthly income comfortably exceeds the rent — a common benchmark is rent at or below ~30% of gross income.
  • Match the number of occupants and pets to what the unit can reasonably support.
  • Confirm employment status and that the move-in date lines up with your availability.
  • Treat the pre-screen as a first filter, not the final word — the credit check confirms the picture.

How to read an Equifax credit report

  • Look at the credit score as a summary, then dig into the detail behind it.
  • Review payment history for missed or late payments and any accounts in collections.
  • Check overall debt load and credit utilization against their stated income.
  • Note the length and depth of credit history — thin files aren't automatically bad, but warrant more questions.

Red flags to look for

  • Income that doesn't support the rent, or that can't be verified.
  • A pattern of missed payments or accounts in collections.
  • Reluctance to complete the pre-screen or credit check.
  • Details that change between the pre-screen, the showing, and the application.

Questions to ask during a showing

  • Why are you moving, and when do you need to be in?
  • Who will be living in the unit, and do you have any pets?
  • How long do you typically stay in a rental?
  • Are you comfortable completing an Equifax credit check through the platform?

Rent reporting

Why it matters

Tenants who know their rent is being reported to Equifax pay on time, consistently. It turns your on-time-payment expectation into something the tenant has a real stake in — and gives you ongoing leverage throughout the tenancy.

How to report each month

Once your tenant is on your LandlordEzy dashboard with an active rent ledger, you can report each month's rent payment to Equifax in a couple of clicks. The ledger keeps the payment history that powers the report.

What happens on the tenant's file

Reported rent helps the tenant build a positive credit history over time. Good tenants love it — it rewards the on-time payments they're already making.

Frequently asked questions

How does the pre-screening work?

Before a tenant can request a showing, EzyRent requires them to complete a short pre-screening form covering income, employment status, income range, number of occupants, pets, and move-in date. You review those answers and approve or decline the showing — so you only ever spend time on qualified tenants.

What happens if a tenant no-shows?
